Grove Property Fund LLC was reorganized on January 1, 2007 as a diversified private real estate partnership. Damon Navarro, Edmund Navarro, and Joseph Labrosse, the funds managers, each have over 20 years experience in investment real estate including their work together as officers for Grove Property Trust, a publicly traded REIT. The Fund's property portfolio includes retail, mixed use, and medical office properties in 4 states offering a high level of diversification. Average annual household income for the portfolio’s market areas are significantly above the national and regional averages.
Grove Property Fund's structure combines the most positive aspects of a smaller efficient private fund and a larger more sophisticated institutional entity. Grove Property Fund pays a quarterly dividend and provides quarterly financial reports to shareholders. Common ownership of the portfolio and conservative debt levels allow Grove to more efficiently manage cash flow, obtain favorable debt terms, and purchase properties quickly and efficiently. Grove's structure also allows owners to contribute their retail assets to the Fund in exchange for shares in a tax free transaction, giving Grove an advantage in acquisitions. Grove's unique structure and its management team's experience provides the fund with substantial financial and management resources.
